Can a foreigner buy in Silom?

Yes, with one rule to check. Thai law lets foreigners own condo units outright on a freehold basis, meaning you own the unit itself for good, not a lease, but only up to 49% of the floor area of any single building. This cap, called the foreign quota, comes from Thailand’s Condominium Act (Section 19), and the other 51% stays in Thai ownership. Ashton Silom is freehold, so a foreign buyer can hold the unit in their own name. Before you commit, confirm the building’s foreign quota still has room. Ask the seller or the juristic office (the building’s management office) for the current percentage. If it is full, you would buy through a Thai leasehold or company structure instead. Most of that growth has happened. You are buying stability and reliable rent, not a quick flip. If you need a big gain in three years, Silom is the wrong bet. If you plan to hold and collect rent from a central address in lasting demand, it is one of the safer ones.

Silom vs Sathorn: which should you buy?

Silom and Sathorn sit side by side and get lumped together, but they are not the same buy. Sathorn is more corporate and often a touch cheaper per sqm, which is why some Silom yield figures are really Sathorn numbers. Silom has the retail, the food, the nightlife and the Japanese cluster, which gives a landlord a broader, more settled tenant base.
